In this essay we analyse how Italian regulatory bodies have applied in network industries economic theory insights about access conditions to essential facilities. In particular, we focus our attention on access pricing rules pointing out that, in many sectors, effective regulatory constraints are not completely consistent with theoretical literature suggestions.
