The paper is about energy retrofit of buildings in order to introduce a research on policies and social embeddedness of that phenomenon in Italy and, in particular, in three middle range towns (Alessandria, Bolzano and Padova). The research field is unraveled in three steps: a short report of urbanization for showing the background reasons of retrofit weakness in Italy (par. 2), the drawing of a typology in which to include the urban renovation actions (par. 3), finally, a general interpretation, based on agonistic gift concept, is proposed attempting to catch the intimate relational dimensions of building energy retrofit (par. 4).
