The article explores the notion of local urban system through empirical evidences about the case of Rome. Social and demographical processes, tertiary economy and built environment transformations are all considered as essential dimensions of urban change. Transformations are related to real estate boom that place all the three dimensions inside the metropolitan area. Results are showing a tourist-led growth accompanied by the new features of the classic public sector, now pushing the increase of private tertiary; the redevelopment of the historical centre for tourist purposes and the sub urbanization of the population, mostly due by the displacement of lower income population.
