In Italy, the tools and incentives for reuse of brownfield sites are ineffective. In the USA since the conclusion of secondo world war in almost all States the Tax In-crement Financing (TIF) is designed for reuse and reclamation of brownfield sites. The review analyzes the characteristics of TIF, both from a regulatory perspective and a financial viewpoint, highlighting the pros and cons offered by a vibrant de-bate.
