Characters, weaknesses and potentialities of urban projects in Italy are discussed starting from two case studies that have been investigated in the city of Milan. The Santa Giulia case was expected to represent a major and innovative project aiming at a large-scale development but is now witnessing the failure of a political season of weak public guidance and in which governance largely relied on private initiative. On the other hand, the incremental transformation of the compound of the Paolo Pini former psychiatric hospital displays a complex set of relevant and pertinent factors that may foster the discussion on the design and governance of contemporary urban projects.
