In the geographies of Italian university cities, Turin has in recent years become one of the most attractive centers for the off-campus student population, emerging for the liveliness of the stu-dent housing market. The contribution proposes an analysis of this sub-sector, looking both at the housing models that are emerging and at the urban processes that determine the evolution of student supply. The case study is told by highlighting the role of actors and public policies in affecting the growth of a sector that tends towards exclusivity and privatization. The attempt is to understand the evolution of the contemporary university city, which in the Italian context seems to be configured as a system of actors oriented, in an unbalanced manner, towards favoring some, leaving the student population on the margins, as spectators and rarely beneficiaries of the urban transformations dedicated to them.
