This paper addresses two causes, among others, that are at the basis of the policies for historic centers conservation implemented in China over the last thirty years: The insufficient specificity of conservation planning towards general planning and its dependence on real estate market dynamics. Relevant aspects related to these two questions are presented in a historical perspective, on the edge of the political, economic and disciplinary evolution and with reference to some relevant experience.
