The purpose of this paper is to use well-established methodology strengths, weaknesses, opportunities and threats (SWOT) analysis, in order to identify the most important factors which could enter into the potential conversion of former holidays colonies into condhotel, an alternative hospitality concept, proposed by Regione Emilia-Romagna in Italy. Three different SWOT analyses are used in order to investigate the compatibility of this conversion with typological characteristics, tourism demand and current accommodation supply in the Riviera Romagnola. An in-depth understanding of each colony site and its socio-cultural and economic context must be evaluated in order to advance proposals on their conversion, also considering alternative uses.
