The modification of tertiary-directional districts and the economic dynamics that affect them have a scope that is not simply limited to the design of buildings, but have spatial effects in an urban and territorial dimension. The contribution deals with the theme of the modification and redesign of tertiary and office districts which today intercept new demands of regeneration: in relation to a reduced attractiveness, for specific problems of vacancy, for changes in the world of work, or for an increasing demand of open and built spaces’ comfort and quality. Refering to both Italian and European debate and cases, the article aims to illustrate the common and distinctive features of these interventions, the processes that concern them, also recalling exploratory researche and crucial issues for a possible transition and regeneration of tertiary-directional districts.
